Few addresses in London experience more than one lifetime. At 63 New Bond Street, planning and political conditions required maximum retention – but Lazari chose to see this not as a constraint, but as an opportunity. By retaining as much of the original structure as possible and carefully re-cutting and upgrading it to meet modern needs, the project sets a precedent for renewal that creates lasting public value while remaining sensitive to its setting and community. The result is a resilient building designed to generate £128.9M in GVA per annum, an uplift of £77.6M.
Beyond its form, the scheme reflects a broader focus on place, people and belonging. In a city where wellbeing has become the ultimate luxury, the emphasis has been on the community – their wellbeing, access to opportunity and ability to thrive. And the benefits extend well beyond the building itself.
Lazari has embedded social value into the project even where policy does not require it. Commitments include paying the London Living Wage throughout construction and operation, creating 16 construction apprenticeships, and offering dedicated work placements and curriculum support for local residents. In an environment where access to opportunity is increasingly constrained, these choices carry weight.



Environmentally, the building honours its original cloth. Retrofitting rather than rebuilding has delivered a 60% reduction in emissions against Building Regulations, alongside a BREEAM Outstanding rating for offices and BREEAM Excellent for retail. A green roof and enhanced urban greening allow the building to contribute to London’s wider ecology.
During construction, the project will generate 1,245 job years and £3.6 million in supply-chain spend. Once complete, it will support 1,120 direct jobs (more than double the previous number on site) and 715 net additional jobs when wider economic effects are considered.
