Real impact is created by what a place does, not just what it is. Brunswick Centre takes a layered approach to creating lasting value, from a year-round programme of community events and open, accessible retail and food spaces to arts partnerships and donations. But beneath the surface, something truly groundbreaking is taking shape – the building’s unused underground car park is being repurposed as a 207-bed hotel, laying the foundations for stronger local activity, supporting surrounding businesses and enabling the place to play a more meaningful role in the neighbourhood.

This subterranean transformation is the project’s most ambitious move, turning £20 million of investment into a catalyst for neighbourhood vitality
Rather than constructing on new land, the scheme reuses an underutilised, two-storey parking garage and lowers the existing structural slab to create additional space below ground. This first-of-its-kind approach in the UK allows the entire transformation to happen without disrupting life above – no prolonged closures, no noise pollution, no vibration impacting residents, and no interruption to the businesses and community that rely on the Brunswick Centre every day.
Lowering the slab rather than breaking it significantly reduces environmental impact by minimising demolition, heavy plant use and vehicle movements, cutting congestion, air pollution and carbon emissions. While more complex and costly, this approach allows tenants, residents and neighbours to go about their day as normal while the project progresses beneath them.
With this, Brunswick Centre replaces car-centric infrastructure with a hotel that breathes new life into a Grade II listed landmark – and the local community. The completed hotel will inject consistent footfall into the area, ensuring that the 46 curated retail tenants, many of whom are independent operators, benefit from increased dwell times and a steady stream of visitors.



Brunswick Centre is also strengthened by a tenant mix that actually looks like the community it serves. By moving away from generic chains and prioritising culturally diverse brands, the project has achieved near 100% occupancy in a volatile market. Approximately 20% of the retail and food offering now reflects Asian heritage, directly aligning with local demographics and international student populations. This sense of belonging is amplified by a fully funded, year-round programme of free public events. From the Go Greek festival, which brought 20,000 people together, to Comic and Anime festivals and many more, these activations turn the building into a genuine destination that adds true value to the community.
The commitment to social value extends to those who need it most. Through partnerships with Chickenshed Theatre, Brunswick Centre provides inclusive arts programming for neurodiverse participants, while its work with Spread a Smile offers accessible experiences for seriously ill children connected to Great Ormond Street Hospital. With over £20,000 invested in public-realm improvements and education partnerships reaching nearly 100 young people across Westminster, Brunswick Centre has shifted the narrative of property management from passive ownership to active stewardship.
By prioritising people-first spaces, free cultural infrastructure and engineering solutions that protect communities rather than disrupt them, a building can become more than just a place to shop, eat or sleep – it becomes the heartbeat of the community.
