THE BUILDING
A landmark HQ building in the heart of Marylebone, just minutes from the iconic Bond Street. Originally constructed in the 1990’s, Henrietta House has been home to the world’s largest real estate firm, CBRE, since 2011.
THE CHALLENGE
CBRE valued being in such a prime location, but after a few years the building was no longer meeting their evolving aspirations and expanding workforce. We wanted to tailor the building to their needs.
Rather than opting for demolition, we aimed to retain and reuse as much as possible, working with CBRE and architects to transform and extend the building by 50%, while preserving the Portland stone façade and much of the original structure.
THE OUTCOME
The result was a welcoming, dynamic and luxurious building, with the principles of reuse, retention, wellbeing and collaboration built into its design.
Redefining tenants as customers and working with CBRE gave us the freedom to innovate, keeping the health and wellbeing of people who will be working in the building as top priority. CBRE executives showed their commitment to a healthier workplace by giving up their car spaces, allowing us to install 330 bike spaces and end-of-trip facilities in the basement. The building also incorporates a variety of other wellbeing amenities, making it accessible and productive.
Energy efficiency was key to minimising operational carbon emissions throughout the life of the building, so we fitted the most advanced heating, lighting and air conditioning technology available. Natural durable materials, such as reclaimed timber stone and biodegradable cork cladding feature throughout the building – and furniture was sourced from British manufacturers and local craftspeople to cut down on the emissions from transportation.
THE FACTS
- At practical completion, upfront carbon emissions were 507 kg CO2e/m², significantly below LETI's target of 600 kg CO2e/m²
- Whole Life Cycle embodied carbon for the project is 897 kg CO2e/m², better than RIBA's 2025 target (970 kg CO2e/m²), but higher than the 2030 target (750 kg CO2e/m²)
- 60% of total emissions came from constructing the new extension
- BREEAM “Excellent” rating for environmental performance
- WELL “Platinum” rating for health and well-being
- Won the 2023 BCO London Award for “Best Corporate Workplace” (London region), praised for health, social credentials, and site utilisation
